Booking and Cancellation Policy

Please read these Terms and Conditions carefully.

All bookings made with Cooma Cottage are made subject to these Terms and Conditions and the person making the booking will be deemed to have accepted these Terms and Conditions on behalf of all persons who will be staying at Cooma Cottage under the booking once any payment is made in relation to the booking.

Check-in time is from 2:00 pm, other times may be arranged with prior notice.
Check-out time is 10.00 am


A booking is only confirmed upon receipt of the signed guest booking in form, plus payment of a deposit of 50% of the total charge – the balance being due and payable 30 days before check in, or payment in full.


To the extent permitted by law, any monies paid by you to Cooma Cottage for your booking is Non – Refundable, unless we are able to re-let the property for that period – then a refund of monies paid, less a $35 administration fee would apply.


If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

We accept Visa and MasterCard credit cards, cash and direct bank deposits.

We have a NO SMOKING policy inside the property so please ensure that no one smokes within the house. Outside smoking permitted but please don’t deposit butts in the garden. Take care that they are properly extinguished and disposed of in the rubbish bin.

Cooma Cottage does not accommodate pets. There is however a local kennel facility where arrangements can be made.

The management of Cooma Cottage reserves the right to terminate your booking under the following circumstances:

  1. Should a guest be disturbing either the enjoyment, peace or privacy of neighbours.
  2. Exceeding the number of guests booked to stay at the property.
  3. Allowing persons to smoke inside the cottage.
  4. Bringing pets into the cottage or onto the property

In the event the management of Cooma Cottage cancels your booking, any monies paid by you will not be refunded.

Breakages, damage, missing items and marks on walls as a result of the occupancy will be paid for by the guest.

We also reserve the right to charge the guest for damage and or a further cleaning fee if the property is left overly soiled and or untidy.
